Mintropy’s input into this project was as a construction administration outfit dealing with the creation of a 32,000 square-foot fitness center and UFC arena. The client’s location for the construction of their fitness center was on the 2nd floor of an existing mixed-use building in Chicago’s Wrigleyville neighborhood. The new fitness center required clever work to ensure that the available space was well-utilized. Mintropy’s input as the construction administration professionals fell into two major categories:
Mechanical
Heating and cooling solutions for the fitness center relied on our trained engineers. Our staff monitored the cooling capacity of the building and made adjustments to the HVAC system if necessary. Additionally, we dealt with heat exchange within the transformer room, verifying the new heat-load for the local electrical system.
Electrical:
Our engineers worked alongside our client to provide backup feeder solutions serving the UFC space. We also inspected the location to determine the best place for the new transformer. Emergency breakers and the type and size of wiring were part of our design specifications, to ensure safety and maintain a constant supply to the fitness center. Planning a construction project like this requires an understanding of more than just basic construction principles. Thanks to our input, the client was able to have a professionally designed electrical system and a reliable mechanical/HVAC system installed. Mintropy was happy to provide the necessary support that the client needed in the simplest way possible.

Summary
This project required significant amounts of planning and research, as well as follow-up. Permit approvals are a delicate business, but Mintropy’s personnel are well-versed in the application process and managed to guide our clients efficiently through the red tape. We dealt with the permit application process and the online forms required, keeping things simple for our client throughout the process.
