Introduction

Mintropy, LLC is tasked with providing mechanical, electrical, plumbing, and selected fire protection engineering services for a renovated warehouse and office facility located within a 21,000 Sq. Ft. space. The renovation includes an 8,000 Sq. Ft. racking room and an 8,000 Sq. Ft. packaging room. The services provided will focus on designing systems that meet the facility’s operational requirements and ensure code compliance.

Key Features

Mechanical

• Engineered new HVAC systems for office and industrial spaces, including RTUs with local controls
• Designed ductwork distribution systems to serve the renovated spaces
• Engineered new toilet exhaust and general exhaust systems with distribution
• Included new gas distribution as required
• Assumed adequate capacity for incoming natural gas service

Electrical

• Designed power distribution systems, including panelboards for all loads (receptacles, mechanical, plumbing, IT, etc.)
• Provided receptacle layouts in coordination with the architect
• Engineered lighting system designs, including general, egress, and maintenance lighting with specific fixture types and LED configurations
• Incorporated lighting controls with occupancy sensors and dimmers in specific areas
• Provided fire alarm system design, including initiation and notification devices (if required per code)
• Rough-in data outlet layouts and security system provisions for low-voltage systems (ADD ALT)

Plumbing

• Designed sanitary drainage and vent systems for new plumbing fixtures based on layouts provided by others
• Designed domestic hot and cold water systems for the new plumbing fixtures
• Engineered a new domestic hot water system as required
• Provided riser diagrams suitable for permitting
• Assumed adequate capacity of existing sanitary and water services
• Plumbing design criteria for the office, racking room, and packaging room, including kitchen, restroom, mop sinks, and floor drains

Fire Protection (Office Area Only)

• Provided fire protection zone outlines and hazard zone classifications
• Assumed final fire protection drawings will be prepared by a licensed contractor

MEP Pricing Estimation

• Rough pricing estimates based on equipment selections from schematic design using RS Means and cost-per-square-foot basis
