Project Overview
We provided Mechanical, Electrical, Plumbing, and Fire Protection (MEPF) engineering services for the renovation of both the back-of-house (BOH) and front-of-house (FOH) areas in an existing tenant space, covering approximately 1,200 Sq. Ft. (BOH) and 2,500 Sq. Ft. (FOH). The scope of work involved the design and implementation of a new MEP distribution system including mechanical, electrical, plumbing, and gas distribution to suit the updated space layout.
Key Features
Mechanical
- Evaluated existing HVAC equipment and assumed it would be reused for the renovated space.
- Designed new ductwork distribution from the existing unit to serve the tenant space.
- Engineered new toilet exhaust and general exhaust systems, including distribution.
- Utilized localized controls for the space’s HVAC systems.
Electrical
- Connected the new space to existing electrical service and provided necessary branch circuits.
- Designed lighting and control systems, including energy code-compliant lighting and egress lighting plans.
- Developed circuiting for lighting, receptacles, mechanical, kitchen, and specialty equipment.
- Provided necessary fire alarm integration, including initiation and notification devices.
Plumbing
- Designed sanitary drainage, vent, and domestic water systems for the new plumbing fixtures.
- Assumed the installation of an electric heat pump water heater for the space.
- Engineered new water and sanitary distribution as required, ensuring compliance with existing landlord-provided services.
Fire Protection
- Designed the integration of fire alarm devices, including pull stations, detectors, and notification devices.
Summary
The project focused on interior renovations and aimed to establish a functional and efficient MEP infrastructure tailored to the tenant’s operational needs. Mintropy addressed HVAC system evaluations and ductwork distribution, electrical power distribution, lighting and controls, fire alarm integration, and plumbing systems for new fixtures. The scope also involved coordinating with the landlord for various utility provisions, ensuring the space met required code and functional standards.
